Sometimes the sound of silence on a formerly buzzing construction site can be deafening. We haven’t heard anything about the stalled Radius project in uptown downtown Victoria in months, since the project was stalled due to credit woes in late 2007. But in today’s Times Colonist, John Schucht, president of Waywell Development, is quoted saying that the project is going to get back on track “one way or another.”
Since I first heard about the project, I have liked its “urban village” concept and thought it was a good fit for Victoria. I’ve blogged about it before, and that post stands as one of the most popular on the blog (7th place, to be precise), so obviously other people are excited about it too. The combination of commercial office space (including University Canada West), retail, and residential units in one city block is a good idea for reducing the need for cars in the city.
I’m glad to hear that they may be close to getting the project back together. With half the commercial space leased and half of the residential units sold, it seems that an investor would have confidence in the developer to make this project work.
Let’s hope it comes together.

“Hold the Phone!”
I hate shots like these. Boring, and not really all that useful to a buyer. It would be better as a vertical-oriented shot, but the current MLS eats vertical shots when REALTORS® submit them. But this is all to change in a few short weeks as we prepare to roll out Tarasoft’s Matrix MLS system for the Victoria Real Estate Board. Can’t wait!

“Flashy Marketing!”
The REALTOR® is trying to break Ayres Directive #1 by shooting into the mirror to capture all the bathroom without a wide angle lens. Nice try, but the reflection and that of the flash looks awful!

Sometimes computers do strange things to images. The REALTOR® needs to re-upload or re-take this one if the camera file is corrupted, as can sometimes happen (weak batteries, etc).

“That ‘Lived-In’ Look!”
Wow. What a mess! Kitchens (and bathrooms) are consistently mentioned by buyers as one of the most important make-or-break decisions regarding which home to buy. Don’t sell yourself short by posting a bad picture of the kitchen. This REALTOR® didn’t even push in the pull-out cutting board (lower left)!

“Floored”
I think I’ll call this Ayres Directive #2. Do not shoot only the features of the home. Show the buyer how the home looks because of the features. Lots of homes have laminate and ceramic tile flooring. This shot tells us nothing about the home. It appears to be a front entrance, but wouldn’t it be more useful to show what that looks like, instead of focusing on the floor?
