Looking for an interesting dining experience? Join local Sooke chef extraordinaire Kari Osselton and Captain Ralph for a 3-4 hour dinner cruise departing from Sooke on July 25, 2009 at 5:00.

Step aboard ROLANO, an 80-foot long vessel which holds the distinction as the only floating B&B approved by Tourism British Columbia. Enjoy the sights and sounds of the harbour as you dine on fresh sushi prepared by Kari. The cost is $100 per person or $175 per couple and reservations must be made at 250-744-4908.

Rolano

ROLANO is also the site of Sooke’s Sushi on the Sea, which serves sushi in an intimate setting when she is tied to the wharf on the weekends. Kari Osselton also runs Kari’s Catering and has done a spectacular job for several of our real estate office functions. Her latest endeavour is Souki Sushi, which serves up the good stuff next to Stick in The Mud Coffee.

Real Estate Prices Victoria BC vs Sooke

I’ve been working with quite a few first-time buyers in Victoria lately. It’s become somewhat an exercise in frustration, as the homes that are available in their price ranges (typically under $400,000 without a rental suite/apartment, or under $500,000 with one) have been mostly disappointing, sometimes very much so. In one case, in a beat up currently rented place near Mayfair Mall, the smell in the basement was so unbearable, we left through the side door.

You’ll find the odd gem, but then you’ll often be competing with other buyers when it comes time to make an offer. This is very stressful for first time buyers, and often it pushes the price beyond where they’re comfortable.

My solution: move to Sooke. It’s not that far, yet prices are much friendlier, and the selection of homes is greater. Of course it won’t work for everyone – the couple I was out with this evening both work in Victoria, and she’ll be going back to school to UVic, and he often bikes to work, which are both a bit of a trek from Sooke. Plus they really enjoy the in-town lifestyle, so it just won’t work for them to buy in Sooke. Not that they aren’t tempted!

And for good reason. Let’s compare a couple of houses currently on the market:

House for Sale in Victoria

House for Sale in Victoria

$385,000 – Built in 1948, 3 beds, 1 bath, 950 sqft, 6800 sqft lot in Saanich West. Hard to tell from the pictures, but it looks OK, needing a few updates, and probably a roof too.

House for Sale in Sooke

House for Sale in Sooke

$379,900 – Built in 2007, 3 beds, 2 baths, 1660 sqft, 7300 sqft lot in Sunriver Estates. Essentially a brand-new home, with garage, warranty, gas fireplace, and all sorts of other modern features, in a new subdivision in Sooke.

Searching Sooke, there are 46 other single family homes on the market under $400,000 – ranging from older homes with suites, to brand new homes yet to be built, to rural acreages. This compares with 20 for sale under $400,000 in Victoria (6) Saanich East (7) and Saanich West (7) – which in total is a larger and more dense geographical area than Sooke.

If you don’t mind the drive to work, or if you happen to be self-employed, you really should check out the value for your dollar in Sooke.

That being said, there are still good houses in the first-time buyer price ranges in Victoria proper, and I know I’m going to find this couple the right home. It just so happens that there are more options in Sooke.

If you’re looking for an experienced, dedicated agent to help you buy or sell a home in Sooke, Langford, Colwood, or Victoria, I’d love an interview! Call me any time at 250-885-0512, email Tim@TimAyres.ca or fill in my contact form.

Sooke Philharmonic Orchestra Fling Concert July 19th

Ed Macgregor Park

Ed Macgregor Park

Some people would think that a tiny town like Sooke – with a population of around 10,000 – wouldn’t have much of an arts and culture scene. Those people would be very, very wrong! Since moving to Sooke four years ago, I’ve come to appreciate and take pride in our thriving arts community – from photographers and painters, to potters and glassworkers, Sooke’s art and culture scene is really first-rate.

One of the true gems of our small Island town is the Sooke Philharmonic Orchestra. That’s right, a symphony, in Sooke. This wonderful group of performers was formed in 1997 and, led by Norman Nelson, now performs 12 concerts per year in the region, plus their ever-popular summer Fling concert, held every July in Ed Macgregor Park.

This year’s event, the eighth annual, will be held on July 19th at the park, beginning at 2:30. The gates will be open at 1:00 to allow concertgoers to arrive early to stake out a good spot on the lawn at the park.

I attended for the first time last year and was really moved. You definitely don’t want to miss this fantastic free family event. It’s a pops concert, so there will be something for everyone and you will probably recognize most of the music, even if you’re not a huge classical music fan.

See my post about last year’s event here, including some video of the event.

More information about the Sooke Philharmonic Orchestra can be found on their website (which doesn’t appear to have been updated in some time).

Parking can be a bit of an issue, so try and walk or carpool. A reminder that you can walk from downtown Sooke to Ed Macgregor Park along the Sooke Marine Boardwalk, which has an easy ramp from the water up to the park, so you may choose to park at the opposite end and walk there (about 10-15 minutes walk). My office (Royal LePage Coast Capital Realty) will also offer up our parking lot for concertgoers.

Here is a map showing the concert, parking, and boardwalk:

Derelict Tug Florence Fliburg Burns in Sooke Harbour [Video]

UPDATED – NEW VIDEO FROM COAST GUARD AUXILIARY

Being a member of the Canadian Coast Guard Auxiliary here in Sooke,  I seem to have the worst luck with missing the really interesting emergency calls. I was on the mainland for Christmas with family when the Florence Filburg broke loose from its mooring and ended up beached across from Billings Spit in Sooke Harbour.

And last night, at approximately 8:45PM, sitting in my mother’s house in Delta, BC,  my rescue pager went off  for the end of the Florence Filburg. I missed out again.

It’s pretty obvious that somebody set it on fire. The eyewitness in the video below mentions that two individuals had been caught, but that has not been confirmed by any news source I’ve heard. I’ll try and update this story as it unfolds.

Good riddance, I say. It’s an eyesore that will now hopefully be gone for good.

What did you see? Have any more pictures or video? What do you think? Let me know.
