April 2013 was my busiest month in quite some time. There were lots of showings, I had buyers coming in from out of town, and I managed to put deals together on two of my listings. Hopefully this is a sign that our sluggish market is picking up. Overall in the greater Victoria region, sales were up 5% over last year’s April sales – the first year-over-year monthly increase this year and the best April since 2010. Let’s dive into the Sooke numbers, shall we?

April 2012:
  • New listings, all property types: 87  (65 SFD)
  • Sales, SFD: 16
  • Sales, all property types: 23
  • Lowest price: a manufactured home at $43,000 (Lowest price SFD sold for $225,000)
  • Highest price: a waterfront home at $810,000
  • Average price, SFD: $447,606
  • Median price, SFD: $426,250
  • Active listings, all property types: 411
  • Sale price breakdown (SFD): $200K-$300K: 3 | $300K-$400K: 3 | $400K-$500K: 6 | $500K-600K: 1 | $600K – $700k: 2 | $800K+: 1
  • Average Days On Market, SFD: 111
April 2013:
  • New listings, all property types: 83 (56 SFD)
  • Sales, SFD: 19
  • Sales, all property types: 29
  • Lowest price: a manufactured home at $5,500(!) ($265,000 was the lowest-priced SFD)
  • Highest price: a large home with an amazing view in Whiffin Spit at $750,000
  • Average price, SFD: $419,976
  • Median price, SFD: $419,000
  • Active listings, all property types: 398
  • Sale price breakdown (SFD):  $200K-$300K: 4 | $300K-$400K: 5 | $400K-$500K: 5 | $500K-600K: 4 | $700K +: 1
