Reset The Days On Market With A New Listing Contract: Deceptive? [Video]

An issue that comes up every now and again is the practice of certain real estate agents cancelling a listing that has been on the market for a while and re-listing it right away. The result is a new MLS® number (they are sequential), and a days on market count set to zero, making the listing appear “fresher” than it is. Sooke Road FSBO (For Sale By Owner) Needs a Reality Check

REALITY CHECK!

In this time of change in the real estate market, the marketing services of a professional REALTOR® are more important than ever. Why would a potential buyer look at your home that you’re selling yourself when he or she can see 15 similar homes in the same neighbourhood with the help and guidance of a REALTOR®. How are buyers going to find your place over the listings on the MLS®? The Internet is a powerful tool, to be sure, but again, when there are so many listings with REALTORS® on MLS.ca, why would a buyer look anywhere else?

That being said, there are plenty of for sale by owner signs around town, both the paid FSBO website type, and the dollar-store-neon-orange-and-black budget models.

I’m low on listings at the moment, so I have been sending out information packages and e-mails to selected FSBOs that I see that would be marketable properties. On my way home to Sooke the other day, I saw a FSBO sign on a house on Sooke Road near Luxton Fair Grounds. I jotted down the number, hoping to give the owner a call. I always try and do a little research before I do, and after a bit of Googling, I came across the house on Used Victoria (I’m not going to link directly to it).

I’m not interested in listing this property – at least not until the owner gives his/her head a shake and realizes there’s no way he/she is going to get $519,000(!) for a home on Sooke Road in the Glen Lake area. Not even close. Not even last year.

The ad says it’s “beautifully renovated,” but seriously. Check out these listings and sales over the past few months nearby. A buyer could have a brand new home on a quiet street for what they’re asking for an older home on a Provincial highway!  Homes along Sooke Road are selling (and currently listed) for over $100,000 less than what they’re asking.

CompatibleAgent.com Launches in BC

A while back, I wrote a post entitled A Bold Statement, about local startup CompatibleAgent.com and their aspirations to be as widely known and used as MLS.ca in Canada within a year. Shortly thereafter, I received a response from the president of the company, Mark Stewart. Mark stands behind his product and his statements made in his advertising to REALTORS®, and firmly believes that the lofty target is achievable.

Mark offered me a trial membership to the service, which I took him up on – I’d love to see how well the service works. I told him I’d post occasionally about my experiences on the blog. Compatible Agent launched in BC on Monday, and plans a nationwide rollout over the next few months; a new province every 4-6 weeks. They’ve got a TV commercial airing daily on CHEK and Global.

The whole premise of the system is to match consumers with an agent that is compatible with their needs. For example, if younger clients tend to prefer to work with an agent their own age or similar, they will be able to search for this.

For now, just the agent search function is running – so they’ve  got a bit of work to do before the real estate portal they envision comes together. The site is easy to navigate and is fast and intuitive. Below is the welcome video on the site. My profile is here.

Gary Vaynerchuk to Speak at Reachd.com Video Training in Seattle

As some of you know, I attended a seminar on online video last month in Vancouver, put on by Reachd.com. It was a great event, with awesome tips to get me started posting videos, plus a free Flip Video Ultra camera. In the seminar, we learned about Gary Vaynerchuk, a New Jersey man who turned his parents’ mom-and-pop liquor shop into the Wine Library, a 60-million-dollar-a-year economic powerhouse with the help of his -uh- unique online video show. Now, Gary’s videos have 40,000 viewers per episode, and he posts 5 days a week.

Stephen Jagger of Reachd.com was tweeting all day about some big news. Well, here it is: he’s hosting a 3 hour video training seminar, the same as the one I took, with the free camera. This time it’s at Zillow.com‘s head office in Seattle on June 28th, and Gary Vaynerchuk will be in attendance to answer questions, give ideas about how he got started in online video, and to sign your free copy of his new book.

The seminar I took was awesome, and Seattle is great, so I highly recommend you look into going. Even if you’re not in real estate, online video can help your business.

Real Estate Porn

It’s no secret that sex sells, so it’s not surprising there’s a growing trend in the real estate industry to use it to sell properties. Below is a video from Fox News in Los Angeles. A high-end apartment complex is using a very unique tactic to lure potential tenants to this funky, new, upscale development. Competition is stiff between developers in that downtown area, and many are getting creative with their marketing. As our market in Victoria becomes more balanced, and more condos come on the market, I wonder if we’ll see anything similar here?
