Sooke Real Estate Statistics – November and December 2012 – Year End Wrap

Another year, another Green Christmas for Sooke.

Another year, another Green Christmas for Sooke.

I guess December got away from me – as it turns out I was quite busy during the last half of the month with two separate buyers, and of course that little holiday and all the associated eating and drinking that goes along with it! I actually compiled all the November stats early in December and they sat on my desk all month because I kept forgetting to post them. So here is a double stats post and a year-end wrap up – let’s see where we’re at…

Sooke Real Estate Statistics – October 2012

Were buyers spooked in October? Maybe. Overall across Greater Victoria, it was not a great month for real estate sales outside the core municipalities. Outlying areas, especially the West Shore experienced serious declines in sales, including Sooke, which saw roughly 33% decline in overall number of homes sold of all types, and 28% fewer single family homes than October of 2011…

Sooke Real Estate Statistics – September 2012

http://TimAyres.ca/100 sold in September

September 2012 brought with it some great, dry weather, and also a bit more activity in the Sooke housing market than both August 2012, and September of last year. Prices remain fairly stable year-over-year. While it’s not booming, there was a noticeable uptick in activity and 50% more single family dwelling sales than last month. Let’s dive in and look at the numbers. Read more

Sooke Disposal Garbage Drop-Off Is Closing

While everyone in Sooke has been arguing about the proposed new carwash and laundromat (which I think is a great idea, by the way), something much more serious is going on with a long-time local business. The Sooke Disposal drop-off yard, located between Edward Milne School and Fred Milne park is closing. As of September 30th, Butler Brothers Concrete, which owns the land, is reclaiming it for their own use and Sooke Disposal will have to move off the land. Read more

Sooke Real Estate Statistics – August 2012

A Duplex I listed in East Sooke in August

Nice weather – but slow for real estate sales. I hope everyone enjoyed the wonderfully hot and dry August weather here in Sooke and Victoria. Real estate sales in Sooke continue to be sluggish, and this month, they reflect the overall market in Greater Victoria, which also underperformed August of last year’s numbers. Again, prices seem to be relatively stable, though with low sales numbers, average and median prices become somewhat less meaningful… Read more

Sooke Real Estate Statistics – July 2012

Is the market as slow as a starfish? Read on.

Real estate in Sooke is certainly sluggish, but doing, on average, the same or better as the same time last year. Prices are relatively stable, and all different types of homes are selling, from brand-new luxurious homes to simple manufactured homes on leased land. Let’s dive into the numbers and see what we’ve got. Read more

Busiest June in 3 Years For Sooke Real Estate – June 2012 Statistics and Half-Yearly Review

This was about as clear as it got in June-uary 2012

I’ve lived in coastal British Columbia my whole life, and June is a fickle beast indeed. It’s often cool and wet, and this year – well – this year was something else altogether. The weather people crunched the numbers and apparently it was the third-least-sunniest June since 1969. We also got about 33% more rain than normal. It didn’t seem to dampen the real estate market in Sooke, however, which was quite busy overall. Let’s have a look, and then check some graphs for the year so far. Read more

Mixed Results In May for Sooke Real Estate – Statistics for May, 2012

I listed a beautiful condo at Mariner's Village in May

May 2012 had mixed results for real estate sales in the Sooke area. While it was quite a bit busier than April, we are still a little behind in terms of sales volume compared to last year. I definitely noticed buyer activity picking up, with plenty of showings, but they did seem to trail off toward the end of the month.

Sooke Real Estate Statistics – April 2012

Spring has sprung - what about the real estate market in Sooke?

April just flew by, and here we are in the second week of May already and I’m just getting to the stats from last month. It’s pretty slow out there, and if you’re looking to buy, there are definitely deals to be had. If you go by the average and median prices, it would appear that prices are fairly stable, but there has definitely been an increase in sales of cheaper properties.  Read more

Sooke Real Estate Statistics – March 2012

The living room of a listing I took in March (click pic for more info)

March brought us a teachers’ strike and a 2-week Spring Break here in the Sooke School District. I’m not sure if that slowed down market activity but March 2012 was certainly a good bit behind last month and the same month last year in terms of number of sales and the dollar value of those sales. Still, showing activity is strong and there are definitely buyers out there (I’m working with at least 5 buyers looking in Sooke at the moment).  Read more
