A Tour Through Sooke’s Sunriver Estates Subdivision [Video]

Check out this video I shot the other day of a drive through Sun River Estates in Sooke. It’s a little shakey at times – sorry – but will give you a good idea of what the neighbourhood looks like, and I also provide some information about the various amenities in Sunriver, the prices, sizes, and features of the homes and lots.

Sunriver Estates Releases Townhouse Development

The Pointe is Sunriver’s first phase of townhouses

Sooke’s Sunriver Estates, the popular 382-acre planned community just west of Victoria, BC, has just released its first multi-family townhouse development. Called The Pointe, it will be a clustering of 32 units in 8 strata buildings in the tranquil, forested  setting of a 7-acre peninsula surrounded by De Mamiel Creek.

The age 55-plus project features floor plans ranging from 1493 to 1750 sqft in a choice of either ground level or upper floor. The homes will be set amongst lush landscaping and irrigation systems, and like most strata developments, the monthly strata fee (at $139-$160) will cover the maintenance of the grounds and common property. This gives residents a truly maintenance-free living experience.

All of the units will be built by Sunriver’s builder, Citta Construction, and the construction will be certified Built Green™ which I wrote about in an earlier post.­­

Prices range from $399,000 to $419,000, including net GST. Additional upgrade packages are available, and Sunriver Estates is including a $4000(approx.) stainless steel appliance package to the first four homeowners at The Pointe.

Sooke's Sun River Estates Goes Green

Sunriver Estates Built Green™ AdAs I was browsing the Homes section of the Times Colonist from Saturday, September 15, 2007, I came across a full page ad for Sooke‘s Sun River Estates development. The homes are now being advertised as conforming to the Built Green™ standard of construction.
The Built Green™ Web site describes the standard as “… an industry driven voluntary program that promotes “green” building practices to reduce the impact that building has on the environment. It benefits the homebuyer, the community and the environment and is an opportunity for everyone to choose a “green” future.”
So what exactly are ‘green’ building practices? The Built Green™ Web site says that homes certified to their standard are made to have increased energy efficiency, comfort, water efficiency, healthier indoor air, durability and less maintenance, and global benefits (referring to easing pressure on the environment by sourcing building materials locally, thereby reducing transportation impacts). Most of the above benefits coming from using more efficient construction materials, better draft-proofing of the house, and higher-efficiency plumbing, heating, and lighting fixtures.
The house is tested prior to occupancy to make sure it conforms to the acceptable standards for gold, silver, or bronze Built Green™ levels. Upon a successful test, the home is assigned a Canada EnerGuide rating and the appropriate bronze, silver, or gold Built Green™ label is affixed to the furnace or other permanent fixture for proof to future home owners.
