
Driving home from a shift at Royal LePage’s Mayfair Mall kiosk last night, I heard a radio ad on CFAX 1070 for Sunriver Estates.
They are offering a “builder’s coupon” discount of $15,000 for purchasers. The popular planned community along the Sooke River is obviously experiencing a slowdown in sales like everyone else, so this is a great time to head on out and have a look. The ad mentioned getting a $369,000 brand new home for $354,000. It wasn’t clear from the ad whether this applied only to that plan or to any plan. The discount can be taken off the price or used for upgrades or appliance packages.

hahaha….the 12 for sale were obviously bought by flippers who held onto them for too long.350,000 to 500,000 is still too much money,anyone buying these will be underwater in months on their mortgage.
Ive been in Sunriver estates,its perched on a scrubby hillside,you can’t walk to any store,its a long ugly drive to Victoria where the jobs are,the houses are heated by natural gas which is on the decline in Canada.
Anyone thinking of buying there hasn’t seen the greater fool website.
Sorry to hear you feel that way Peter, but I’m afraid you’re wrong.
The homes for sale are actually families who are for various reasons selling their homes to make a move in the marketplace. In fact, I know of at least 2 or 3 homeowners in Sun River that are selling to buy another home in the subdivision! I don’t know why you would assume it’s “flippers who held on too long.”
People absolutely love living there, and it is a beautifully designed neighbourhood. The newer lots being sold now have great views, too. The drive to Victoria is about 35-40 minutes from Sunriver, and it’s a nice, scenic drive. When you consider the house you get and the price you pay compared to Victoria or even Langford, the homes are great value.
Most of the homes in Sunriver are heated with either electric baseboard or with heat pumps. There are very few natural gas furnaces in Sunriver.
