Sooke Real Estate Statistics – June 2013

Here we are, a third of the way through July and I’m just getting around to posting the June stats! I’ve been a bit busy lately, with listings and with buyers. The market seems to be ticking along, though no sales records are likely to be broken. The weather in June was the best in recent memory, despite a rainy period mid-month. How did the real estate market stack up? Read on…

June 2012:

  • New listings, all property types: 93 (55single family dwellings)
  • Sales, single family dwellings (SFD): 28
  • Sales, all property types: 36
  • Lowest price: a manufactured home at $100,000 ($275,000 was the lowest SFD)
  • Highest price: $878,900
  • Average price, SFD: $401,133
  • Median price, SFD: $369,500
  • Active listings, all property types: 440
  • Sale price breakdown (SFD): $200K-$300K: 2 | $300K-$400K: 15 | $400K-$500K: 7 | $500K-$600K: 3 | $800K+: 1
  • Average Time To Sell (SFD): 79
June 2013:
  • New listings, all property types: 62 (45 SFD)
  • Sales, SFD: 20
  • Sales, all property types: 24
  • Lowest price: a manufactured home at $50,000 ($245,000 was the lowest-priced SFD)
  • Highest price: a 10-acre hobby farm at $640,000
  • Average price, SFD: $410,489
  • Median price, SFD: $405,000
  • Active listings, all property types: 389
  • Sale price breakdown (SFD): $200K-$300K: 1 | $300K-$400K: 8 | $400K-$500K: 9 | $500K-600K: 1 | $600K +: 1
  • Average Time To Sell (SFD)118

So, at first glance it looks like the market in Sooke has lost some steam. But, if you read my stats report from June 2012, you’ll note that it was an exceptionally busy month – a blip in an otherwise ho-hum year for real estate in Sooke. Agents I talk to are reporting offers coming in and showings being booked, an indication that the market is still ticking along. Perhaps the recent announcements of fixed-rate mortgage increases have spurred some buyers to get off the fence.
